We know the process — and the paperwork
We've handled many sales under the Independent Administration of Estates Act and assisted clients with Limited Authority through the process of court-confirmation. We are conversant in notices of proposed action, overbid hearings, and the timing requirements that trip up general agents. You won't be explaining the process to us; we'll be explaining it to your client, in plain English, so they don't call your office with questions we can answer.
We protect the estate's value
Properties sold under probate are often dated, cluttered and in need of landscape clearing. We coordinate cleanouts, estate sales, repairs, staging, and vendor management so the home shows at its best and the estate nets more — without you or your client lifting a finger. We don’t use lockboxes, but instead we are the keepers of the keys to always be available to let in needed vendors and, of course, qualified buyers and their agents. This reduces the risk of your client’s property being a temptation for squatters or vandals.
